El Nido Neighborhood

El Nido is a long established, small community almost entirely on the west side of Corral Canyon Road, less than 2 miles north of PCH. It is a long, steep ascent from PCH to El Nido as Corral Canyon Road twists and turns to make the climb. Part of Corral Canyon Road collapsed during the 1998 El Nino storms and access was limited to one lane for many years afterward. The road failure was a significant safety hazard for residents of El Nido and further north in Corral Canyon.

El Nido is a small lot subdivision created under density standards which would not be accepted today. The majority of lots are developed or cannot be further developed due to regulatory restrictions, with perhaps one quarter of the total lots still potentially developable.

As has been the case throughout Malibu, property values rose rapidly in the 2000-2005 time frame with homes exceeding one million dollars in value, particularly where several small lots have been combined into a larger property or where significant remodeling of an older home has enhanced the value.
